Every site we take on starts with a proper assessment. We review the planning context, the constraints and the realistic value before anything is submitted, so you know whether your land qualifies before committing to a full application. An initial conversation costs nothing, and where a site merits it we carry out a full site assessment for a fixed fee, agreed with you in advance and credited back if we take the project forward together.

From there, we shape the route that suits you best. On selected sites we may fund the planning work at our own cost, recovering it when planning is granted. Where you would rather share in the uplift, we can structure a joint venture between you, Acresfield and our developer partners, with the land, expertise and funding each playing their part. We also enter into option agreements, where we take on the cost and risk of securing planning and agree terms to purchase your site once consent is granted. And where a site has genuine potential, we will consider buying it outright, giving you a clean sale without waiting on the planning process.

We act as a specialist land and development consultancy. That means our focus is on understanding what a site can realistically deliver rather than simply marketing it.

We look at planning permission, development potential, build costs and risk before advising on value or strategy. The aim is to give you a clear picture of what is achievable, not just what might be possible on paper.

Yes we do. Our in house planning consultant advises on applications, planning strategy, refusals and appeals. The first step is always a conversation, which costs nothing. From there, where a site shows promise, we carry out a full assessment of its development potential for a fixed fee agreed in advance, and we credit that fee back if we take the project forward together. On selected sites we may fund the planning work entirely at our own cost, recovering it when planning is granted. If your application has been refused, we would be happy to take a look, as a refusal is often not the end of the road. Depending on the site and your circumstances, we can also offer joint ventures, option agreements where we secure planning and then purchase the site, or an outright purchase where the potential is strong.
